For wholesalers, licensed agents and property owners

Post your wholesale deal

Which of these describes you?

The three go to different places. Everything below them is written for the first.

None of these, or not sure which one you are? Write to us at support@vestorshub.com before you pick — the first door creates an account, and the wrong one has to be put right by hand.

Submit a deal you have under contract — an assignment or a double close — and it goes on the board investors already filter by county, price, ARV, spread, condition and earnest money. You keep the paper, the buyer and the negotiation.

The listing shows the county, the numbers and the photographs. The street address is never sent to a browser, so your contract stays yours while the deal is in front of the people looking for it.

3,552 listings on the board · 50 states · 809 counties

One thing before you start: no lawyer has read our disclosure copy, and until one has, this platform publishes no listing at all. You can build a complete submission today and the final step will refuse it, in plain words, with your draft intact.

Address gating is enforced, not promised
The street address is never selected into the page a visitor is served — it is withheld at the query, not hidden in the layout. Location metadata is stripped from every photograph on upload, because a GPS tag in a photo header defeats the whole arrangement.
Disclosure keyed to your state
Your listing carries a disclosure resolved for your seller type and the state the property is in, and the exact text is stored as a record of what it said. No lawyer has read that copy, so nothing publishes yet.
Pricing terms, pending review
Our pricing terms have not been reviewed by a lawyer, so they are not published yet. We are not going to state them here as though they were settled. What is published is the price table itself.

How posting a deal works here

Three steps, and each one names something on this site.

  1. 1

    Start at the seller door

Signup has two doors and there is nothing to pick: the seller door opens a seller account, the investor door opens an investor one. Which you use is not paperwork — it decides which panel the account opens on and which disclosure a listing of yours resolves from. The investor door gets the board, a shortlist and a buy box instead.

  2. 2

    Fill the seven steps

The deal, where it is, the numbers, the property, photos, the disclosure and your certification. Up to 20 photographs, with the location metadata taken off every one of them on upload. Blanks are allowed on the property step; a blank on the numbers is a question a buyer asks you instead.

  3. 3

    Work what comes back

Offers land in your panel and raise a notification. Terms freeze when an offer is submitted, so a counter is a new offer rather than an edit to the old one, and both stay readable. Each listing shows how many times it was opened, day by day, instead of one running total — who saved it is deliberately not shown to you.

What the submission asks for

Seven steps, in this order. Have the contract in front of you and the numbers are the only part that takes thinking.

  1. The deal
  2. Where it is
  3. The numbers
  4. The property
  5. Photos
  6. Disclosure
  7. Your certification

Up to 20 photographs, and the location metadata comes off every one of them before it is stored. Blanks are allowed on the property step; a blank on the numbers is a question a buyer asks you instead. One draft is kept per account, so you can leave the form and come back to it.

Where the investors on this board are looking

The states carrying the most inventory today. Your deal is priced against what is already on this list, so it is worth reading before you set a number.

Work the numbers before you name a price

Free calculators for the seller side of a wholesale deal. They do the arithmetic on the figures you type and nothing else — no property, no market and no buyer is assumed.

Questions wholesalers ask before they post

Where can I post a wholesale deal?

Here, through the submission wizard on this page. A deal you post goes onto the same board investors work every day: they filter it by state, county, city, price, ARV, spread, condition, occupancy and earnest money, sort it, and save a buy box that keeps matching new listings after they have closed the tab. Your deal sits beside every other listing in its county rather than in a mailing list nobody sorts. Nothing here sends email or text messages — there is no such transport in this product, so buyers arrive by searching.

How do I submit a wholesale deal to VestorsHub?

Create a seller account. Signup has two doors and the one you use decides the side you land on: the seller door opens an account for somebody selling deals they control, and the investor door opens one for somebody buying them. There is no form to fill in about which you are. The side you land on decides which panel your account opens on and which disclosure your listings resolve from, and staff can correct it. Then the wizard takes seven steps: the deal, where it is, the numbers, the property, photos, the disclosure the listing will carry, and your certification in your own name. It saves one draft per account as you go, so you can stop and come back to it.

Can I post a deal I have under contract but do not own?

That is the ordinary case here. Step one asks how you intend to convey it, and the choice is narrowed to the conveyances a reviewer has recorded for the state the property sits in — the wizard tells you at that step, before you have typed anything else, and the check is repeated on the server when you publish. You keep the paper throughout: VestorsHub takes no assignment of your contract and takes no title. It publishes the listing and gets out of the way.

What is a wholesale real estate disposition company?

Disposition, or dispo, is the sell side of a wholesale deal — finding the investor who takes the contract, and getting it to a closing. Some wholesalers run it in-house, some hire it out, and some list the deal on a marketplace instead. VestorsHub is the third of those. Your listing is published where investors already search and filter; you keep the buyer, the negotiation and the terms. Nobody here works a buyer on your behalf — the deal is found by investors filtering the board and by the buy boxes they saved before you posted it.

What does it cost to post a deal?

Nothing to create an account, nothing to submit a deal, nothing to keep it on the board, and nothing to receive an offer on it. One fee exists. It arises only after a closing our staff have verified from a settlement document, and only in the circumstances the published fee schedule sets out. That schedule is on the pricing page, which is the one place the amount and the conditions are authoritative — no figure is restated here, because a number typed onto this page would be a second answer that no update could reach.

Who sees my deal, and what stays withheld?

Investors see the county, city and ZIP, your photographs and the figures you published. The street address is never selected into the page a visitor is served — it is withheld at the database query rather than hidden in the layout — and location metadata is stripped from every photograph before it is stored, because a GPS tag in a photo header would defeat the whole arrangement. Who supplied the listing is withheld as well. Both are released to an investor only once they have signed in, accepted the non-circumvention agreement and asked for the address on that listing, and the request and the release are both recorded against their account.

Can a listing go live today?

No, and that is worth knowing before you start. Every listing carries a disclosure resolved for your seller type and the state the property is in, and no lawyer has read that copy — nobody has been retained to. Until that changes, the final step of the wizard refuses to publish, in plain words, with your draft left intact. You can build a complete submission today and you cannot publish one, and we would rather say so on this page than at the end of an evening's work.
