Run the numbers on a Florida deal

Free calculators for the arithmetic behind an offer. They do the maths on the figures you type and nothing else — no property, no market and no lender is assumed.

How buying an off-market Florida deal works here

Three steps, and each one names something on this site.

  1. 1

    Filter the board to Florida

Open the marketplace filtered to Florida and narrow it by city, county, price, beds, condition, occupancy or earnest money. Every card links to the full record — each photograph we hold, and the figures the supplier published.

  2. 2

Underwrite it before you ask anyone anything

Run the listing's own numbers through the free calculators. They do the arithmetic on the figures you type and assume no property, no market and no lender, so what comes out is your underwriting rather than ours.

  3. 3

Ask for the address, then offer

Sign in, accept the non-circumvention agreement and request the address. Then Make offer, or Buy now at the seller's asking price. Closing happens at the title company the parties choose: VestorsHub does not handle closing, holds no funds and takes no payment at any step.

Common questions about Florida off-market listings

What is an off-market property in Florida?

Off-market describes how a property is being sold, not what it costs or what it is worth. The seller takes it to investors directly instead of publishing it on the local MLS. Florida listings reach this page that way — a wholesaler, a disposition team, an agent or an owner supplies the listing, its photographs and its figures. County, city and ZIP are published on every one of them; the street address is not.

What does "wholesale" mean on these listings?

Wholesale describes where the supply came from. A wholesaler puts a property under contract with its owner and then sells or assigns that contract to an investor instead of closing on it themselves, so what changes hands is the contract. The word says nothing about the asking price, and nothing here compares an asking price to any other figure. Read the listing's own numbers and decide for yourself.

Who posts the Florida listings on VestorsHub?

Wholesalers, disposition teams, agents and owners. Whoever holds the property or the contract on it supplies the listing, the photographs and the figures; VestorsHub publishes what they gave us and does not restate it. Who that supplier is stays withheld on the public listing — no pseudonym and no code, just withheld — and is shown to you once you have signed in and accepted the non-circumvention agreement.

Why isn't the street address shown?

Because the supplier controls who receives it. County, city and ZIP are published on every listing; the street address is released once you sign in, accept the non-circumvention agreement and request it on that listing. Your acceptance is stored with the exact wording you were shown, and both the request and the release are recorded against your account. The same acceptance is what reveals who supplied the listing.

How do I make an offer on a Florida listing?

Open the listing and press Make offer, or Buy now to take the seller's own asking price rather than propose one. Both open the same three steps: your terms, your documents and proof of funds, then a summary of every term the offer carries. The offer is written when you submit that summary. Terms freeze at submission — there is no edit — so a change means withdrawing and submitting a new offer.

What does VestorsHub charge?

Nothing to browse, filter, save a search, request an address or make an offer, and nothing to post a listing. One fee exists. It arises only on a closing our staff have verified from a settlement document, and only in the circumstances the published fee schedule sets out. That schedule is on the pricing page, which is the one place the amount and the conditions are authoritative — no figure is restated here.

How current are these Florida listings and counts?

This page rebuilds on a fifteen-minute cycle, and the count, the city and county figures and the listings shown are all measured at that rebuild — so a listing that changed a few minutes ago can still be counted here. The listings themselves are as their suppliers last gave them to us. Sold, pending and delisted Florida listings are left out of these figures; they stay readable at their own URLs.

What Florida deed records show

Our own research, read from county registers rather than from listings.

We read 1,312,938 recorded conveyances published by four Florida county registers and counted the properties conveyed twice within 72 hours — a double closing, where the middle party takes title. County by county, quarter by quarter, with the whole table free to download.
