Off-market California land on the board now

Recently published California land deals carrying a photograph, an asking price and a spread. Each one links to its full record, with every photograph we hold.

A parcel with no dwelling on it. A land listing carries no bedroom, bathroom or square-footage figure, so those filters do not narrow this page — lot size and price do. The property type on a listing is recorded by whoever posted it, and this page matches that value exactly — so it holds the same listings the marketplace shows when you tick the same filter for California. From there the board narrows on price, ARV, spread, condition, occupancy and earnest money, so you can underwrite a deal from the listing before you ask anyone for an address.

California cities with land inventory

Every California city carrying this property type today, with the number of listings in each. A listing whose supplier recorded no city is counted above and is not in this list.

California counties with land inventory

County is the unit deeds, tax rolls and title work are filed under, which is why inventory is grouped this way as well. Each links to the board filtered to that county and this property type.

How buying an off-market California land deal works here

Three steps, and each one names something on this site.

  1. 1

    Filter to California land

Open the marketplace already filtered to California and the Land property type, then narrow it by city, county, price, beds, condition, occupancy or earnest money. Every card links to the full record — each photograph we hold, and the figures the supplier published.

  2. 2

Underwrite it before you ask anyone anything

Run the listing's own numbers through the free calculators. They do the arithmetic on the figures you type and assume no property, no market and no lender, so what comes out is your underwriting rather than ours.

  3. 3

Ask for the address, then offer

Sign in, accept the non-circumvention agreement and request the address. Then Make offer, or Buy now at the seller's asking price. Closing happens at the title company the parties choose: VestorsHub does not handle closing, holds no funds and takes no payment at any step.

Common questions about California land listings

What is an off-market land listing in California?

Off-market describes how a property is being sold, not what it costs or what it is worth. The seller takes it to investors directly instead of publishing it on the local MLS, and every California listing on this page reached it that way: a wholesaler, a disposition team, an agent or an owner supplied the listing, its photographs and its figures. A parcel with no dwelling on it. A land listing carries no bedroom, bathroom or square-footage figure, so those filters do not narrow this page — lot size and price do. The county, the city and the ZIP are published on every one of them. The street address is not.

Which California listings does this page count?

Only the ones whose supplier tagged them Land. The property type on a listing is recorded by whoever posted it, and this page matches that value exactly rather than grouping similar words together — so it shows precisely what the marketplace shows when you tick the same property-type filter for California. A listing whose supplier recorded no property type at all is on the board and is not counted here, and neither is one tagged with a different type, however close the two words look.

Where in California are these land?

The city and county lists above are built from these listings themselves at the last rebuild, so they are the places carrying this kind of inventory in California today rather than a list of every city or county in the state. Each one links to the marketplace filtered to that place and this property type together. A listing whose supplier recorded no city, or no county, is still counted in the figure at the top of this page and is absent from that list — unplaced, not somewhere else.

Who posts the California land listings, and why is the street address withheld?

Wholesalers, disposition teams, agents and owners. Whoever holds the property, or the contract on it, supplies the listing, the photographs and the figures; VestorsHub publishes what they gave us and does not restate it. The supplier decides who receives the address, which is why the county, the city and the ZIP are published and the street address is not. It is released once you sign in, accept the non-circumvention agreement and request it on that listing; your acceptance is stored with the exact wording you were shown, and the request and the release are both recorded against your account. That same acceptance is what reveals the supplier, whose identity is withheld on the public listing — not a pseudonym and not a reference code, withheld.

How do I make an offer on a California land listing?

Open the listing and press Make offer, or Buy now to take the seller's own asking price instead of proposing one. Both lead to the same three steps: your terms, your documents and proof of funds, then a summary of every term the offer carries. The offer is written when you submit that summary. Terms freeze at submission and there is no edit, so changing one means withdrawing and submitting a new offer.

What does VestorsHub charge?

Browsing, filtering, saving a search, requesting an address and making an offer are all free, and posting a listing is free as well. One fee exists. It arises only on a closing our staff have verified from a settlement document, and only in the circumstances the published fee schedule sets out. That schedule is on the pricing page, which is the one place the amount and the conditions are authoritative — no figure is restated here, for this property type or any other.

How current are these California land listings and counts?

This page rebuilds on a fifteen-minute cycle, and the count, the city list, the county list and the listings shown are all measured at that rebuild — so a listing that changed a few minutes ago can still be counted here. The listings themselves are as their suppliers last gave them to us. Sold, pending and delisted listings are left out of these figures; they stay readable at their own URLs, as does the rest of California.
